Most Boca Raton home buyers searching this part of Palm Beach County are looking for one of two things: a community built around a clubhouse and a calendar, or a private, address.
Knowing which one you’re actually shopping for narrows the search fast.
Along a fifteen-mile stretch of Palm Beach County, two very different real estate markets sit almost side by side —Valencia 55 plus resort-style living along the Lyons Road corridor in Boynton Beach, and gated luxury living in Lotus and Boca Bridges Boca Raton.
Luxury gated communities
Boca Raton’s gated communities and neighborhoods range from golf and country club properties, locations near town and the water, to newer and contemporary family communities in West Boca Raton. Some full equity clubs are built around golf and social membership; others are non-mandatory, clubhouse amenity-rich communities with lower carrying costs.

Gated vs. non-gated — does it matter for resale?
Boca Raton Gated communities as in Boca Bridges and Lotus, generally carry a premium and tend to hold value well because access, security, maintenance of the community and shared amenities are baked into the HOA. Non-gated neighborhoods as in Boca Villas offer more architectural freedom and often lower monthly costs, but buyers should weigh that against flood zone and insurance considerations, especially closer to the water.
New construction or resale?
In actively selling West Boca communities, new construction let you choose lot, floor plan, and finishes — but often comes with a longer close and a waitlist process during high-demand phases. Resale homes in established communities close faster and let you see the mature landscaping and finished clubhouse in person.
Newer home communities offer impact glass, natural gas and a clubhouse with a restaurant and sports options.
What’s the real difference between an equity club and a non-mandatory HOA?
Full equity country clubs (like Polo Club, Boca West, Broken Sound or Woodfield) typically require a membership buy-in on top of the home price, funding golf and club operations. Non-equity gated communities like Boca Bridges, Lotus and Royal Palm Polo charge an HOA fee for gate security and common areas, with no membership requirement — generally the lower-cost path to a gated address.
How close are these communities to the beach?
Boca Raton’s East-side gated communities, including Royal Palm and The Sanctuary, are minutes from the beach and Intracoastal; West Boca communities including Lotus and Boca Bridges, trade beach proximity for larger lots and newer construction.
Boynton Beach’s Valencia and Canyon home communities sit along Lyons Road, generally a 10–15-minute drive from the Atlantic coastline and Delray Beach’s downtown.
Some communities maintain your landscaping and provide cable packages as part of your HOA monthly fee.
