Valencia communities can cover the maintenance of the common areas, security, clubhouse, facilities, the painting of the exterior of your home and landscaping, amenities, cable TV or Internet access. You will be charged fees for those services on a monthly, quarterly, or yearly HOA basis.
If you are buying a Valencia home in a new subdivision where homes are still under construction, the developer still controls the homeowners’ association (HOA). The turnover happens when control of the HOA is given to the resident owners and when 90% of the units in a community have sold and closed.
As required by the state of Florida, the developer is still responsible for maintaining the public aspects of the community (streets, common areas, and more) and carrying out the duties of creating a budget and setting HOA dues accordingly until the turnover occurs.
